The Fire Safety Act 2021 and Building Safety Act 2022 have changed what clients, principal contractors and duty holders must be able to prove about their buildings. Compartmentation is no longer a box to tick — it's a liability to evidence.

We install tested, certificated systems to the manufacturer's specification and document what we've done, where and with what — so the information duty holders need is there when they need it.

Good fire stopping is good building physics, too: sealed penetrations and closed cavities improve airtightness and energy performance, and systems that last the life of the building avoid the waste and embodied carbon of replacement — fire safety and net zero pulling in the same direction.

  • Ceilings removed in the protected lobby, kitchen, bathroom and bedrooms within flats to complete penetration sealing — then reinstated and made good.
  • Compartmentation completed within risers.
  • Acoustic ceilings removed within communal areas, penetration sealing completed and made good.

  • Existing PVC soffit board removed and replaced with 12 mm Magply to achieve Class 0 spread of flame.

Loft compartmentation with Firefly cavity barriers

  • No compartmentation was found in the loft spaces on survey.
  • Firefly batt walls installed into the loft spaces as cavity barriers, continuing the compartment walls to the underside of the roof.
  • Firefly Cavity Closure used at the head to close the void between the roof membrane and roof tiles.

Together they compartmentalise the building, slowing fire spread and protecting escape routes. NQB delivers the full scope, covering both fire doors and fire compartmentation.
